Metin2 guild land: the 400,000 Yang cost, the 10 day lease, the Land Agent, and the buildings you can put up
How you get a piece of land
Guild land can be bought on maps that have appropriate land. The wiki lists ten: Joan, Waryong, Songpa, Pyungmoo, Imha, Daeyami, Yongan, Jungrang, Miryang and Dong Gwang Plain.
Only guild leaders can buy, and the guild level gate depends on the continent. Old continent land needs a guild above level 10, new continent land needs level 21 or higher.
The price is 400.000 Yang for every map except Dong Gwang Plain, which costs 1.000.000.000 Yang. The Yang has to sit in the guild treasury, and you have to go to a Land Agent that has not been taken yet.

The lease is the real cost
Owning land means paying land lease. In kingdom maps the lease is 5.000.000 Yang per day. In Dong Gwang Plain it is 100.000.000 Yang per day.
When land is acquired you have 10 days to pay the lease, otherwise the land is removed.
Lease is paid through the Guardian NPC using Yang from the guild treasury. You can also pay in advance, up to 30 days at a time, again through the Guardian.
If you want to give the land up voluntarily, there is an 'Abandon Guild Territory' button in the guild UI under Territory Information.

Building on the land
Go to your property and click the Building button in the bottom right corner. Have enough Yang in the guild treasury before you start.
Certain buildings and objects need additional materials. The wiki lists Foundation Stone, Plywood, Trunk, and the plus versions of each, plus Runestone.
There should be no players, monsters or objects standing on the spot you want to build on.

Buildings can be upgraded. Open the guild UI, go to the territory information tab, and hit the + button on the building you want to upgrade.
You give either 2500 or 5000 EXP to the building, using a Building EXP Ticket or a Special EXP Ticket respectively. You can make 3 donations per day.
Upgrading can give you a tradeable Shrine Ticket, which can be handed to one of the Shrine Masters.
The building level cap follows the guild level:
  • Guild level 10 to 20: building level 1
  • Guild level 21 to 30: building level 2
  • Guild level 31 to 40: building level 3
The buildings
The main building is the house. On the old continent it must be built first before you can build other objects or decorations, and it comes in 3 colours. It costs 20 Million Yang, 20 Foundation Stone, 30 Trunk and 25 Plywood.

The Blacksmith is an outbuilding available in 4 types, each specialised in its own kind of item:
  • Armoursmith: armours, shields and helmets
  • Weaponsmith: weapons
  • Jeweller: shoes, bracelets, earrings, necklaces and talismans
  • Special Armoursmith: gloves and belts
The guild leader can change the Blacksmith to another type for 5.000.000 Yang by talking to him. Level 1 gives 10 percent more success chance when upgrading and a 30 percent discount on upgrade Yang costs for guild members.

The Alchemist refines ores. On the old continent there are 18 Alchemists, each specialised in its own ore, but any of them can refine all ores. The base success chance is 30 percent, and 60 percent when you refine with the specialist Alchemist. A refinement takes Spirit Powder, 100x ore and 200.000 Yang. On the new continent there are 5 Alchemists, the success chance is 30 percent, and the Yang cost is 1.000.000.

What this post does not settle
The new continent material costs on the house and Blacksmith tables are printed as question marks in the wiki, so I have not quoted them.
The wiki says Blacksmith level 2 on the old continent currently has an unknown benefit, so I have not claimed one.
I did not build on guild land this cycle, so every figure above is what the wiki prints rather than something I measured.
